The person booking MUST be present during stay. No 3rd party bookings. - You MUST book for the correct number in your group, including children. ALL guests MUST be registered as required by our insurance carrier. Guests will be required to provide ID in-person in the event registration is not completed prior to arrival. Please include the person booking on the registration form. For high-profile events, festivals, concerts, holidays, or similar occasions that have historically attracted problematic guests, a security deposit may be required. If this applies to your reservation, we will notify you within 24 hours. The deposit will be processed as a credit card hold prior to check-in and will be released after a satisfactory check-out inspection. Should you decide to cancel your reservation due to the security deposit requirement, you may do so within 24 hours of booking without incurring any cancellation fees. RVs, motorcycles boats, trailers, etc. ASK first Never park on the lawn as our sewer and sprinkler systems can incur serious damage. - Check in/Out times: Check in is at 4pm. Check out for most properties is 11am- Please see times listed as larger home do have a 10am check out time to allow for cleaning. Please refer to the Welcome Guide for the property you have booked. -EARLY Check in and LATE check out may be available in your guest portal. Please note that arriving at the property earlier than the scheduled check-in time without prior approval for early arrival is not permitted. Unauthorized early access may lead to the cancellation of your reservation without a refund. - SMOKING/Vaping/Medical Marijuana : Our home is a non-smoking environment in its ENTIRETY. Please smoke at CURB or at least 15 feet from any door & dispose of your cigarette butts. Please do not smoke on the pool deck (if applies) See below fines. - TV/Cable: While we do not have cable TV, the TV(s) are Smart TV(s) w/access to Netflix, Hulu, & Amazon. You are welcome to log into your accounts but remember to log out before you check-out! **Please do not download or stream any unlawful content** - Underage drinking/Drugs/Weapons/Firearms/Bad behavior- Illegal, defiant, malicious, or disrespectful activity of ANY KIND WILL NOT be tolerated. Medical Marijuana may not be used INSIDE our home. Smoking rules apply. No one under the legal drinking age may consume alcohol on/in the premises. No WEAPONS/FIREARMS are permitted in or on our property. Your reservation will be cancelled without refund at the discretion of the host. - Gas Grills (if applies) Please let us know if we need to exchange the tank for the grill. In most homes we provide a backup. - MAINTENANCE: Routine maintenance may occur during your stay. This includes but is not limited to monthly pest control, lawn care, pool care (if applies) valet trash services and more! As long as the host provided proper notice before entry, the guest cannot refuse to the let the tech enter the rental property. In emergencies, the host may enter the rental property without notice. Most maintenance is scheduled between stays but there may be times when our service providers are unable to do so. - In the event a complaint regarding AC, plumbing issues etc is brought to our attention. We may ask for some minor troubleshooting assistance prior to sending out a professional. We do have some homes where valves are reserved which may be confusing but are clearly labeled. There have also been situations where hot water has been depleted or hair is clogging a drain(they have been cleaned prior to your arrival and have filtered on them) In the event a guest refuses to assist and a professional is sent to the property only to find a user error or non issue you will be liable for the service call fee. Unfortunately this is not the cost of doing business and staying in a short term rental does not come with 24/7 maintenance on site. - Plumbing: The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask NOT to flush anything other than toilet paper. NO feminine hygiene products, NO paper towels, NO flushable wipes- these WILL clog the sewer system and cause a backup. If maintenance is called to the home to clear clogs or items from our drains, you may be financially responsible for any potential damage! We simply want to ensure you have a royal flush kind of stay. - Home Furnishings & Contents: Do not re-arrange indoor and outdoor furniture. - The condition of the home is documented with photos before and after each guest. Broken, damaged, or missing items may result in additional charges. We do understand accidents happen. In order for us to prepare for the next guests we need to know if something needs to be replaced or repaired.
